Terms & conditions

Last updated 12 October 2026. These terms cover this website, the 3D designer, online estimates and how a garden room build is agreed. Your build itself is covered by the written Build Agreement you sign.

1. Using this website

You're welcome to browse the site and use the 3D designer for your own garden room plans. Please give accurate information when you contact us, and don't try to interfere with how the site works.

2. The 3D designer and online prices

3. Quotes

Your fixed price is given in a written quote after a free site visit. A written quote is valid for 30 days. It assumes normal ground conditions and the access we saw on the visit. Anything that turns up later (buried concrete, roots, drains, services) is quoted separately and only done with your written approval.

The base or foundation (concrete blocks, ground screws or groundworks) is not included in online estimates and is quoted separately after the site visit. Unless your quote says otherwise, it also doesn't include planning or building regulations applications, a cable trench from the house, internet cabling, landscaping or furniture.

4. How a contract is made

A contract only exists once we've both signed the Build Agreement and the 50% deposit has been paid. If anything on this website differs from your signed Build Agreement, the Build Agreement applies.

5. Your right to cancel

If you sign the Build Agreement at your home or online, you have the right to cancel within 14 days of signing, without giving a reason, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. To cancel, email [email protected] or tell us in writing.

If you ask us to start work or order materials within those 14 days and then cancel, you pay for the work done and materials ordered up to that point. If you cancel within the 14 days, we refund anything else you've paid within 14 days.

6. Payments

A 50% deposit books your build slot and pays for materials. The remaining 50% is due on practical completion, after we've walked round the finished room together. Minor snagging items are recorded and put right promptly and don't hold up the final payment. Prices are in pounds sterling. Nest & Form Ltd is not currently registered for VAT, so no VAT is added to our prices. If that changes, any written quote already issued stays at the price quoted.

7. Planning and building regulations

We design rooms to stay under 2.5 m high, which keeps most gardens within permitted development. This is general guidance, not legal advice. Unless agreed in writing, you are responsible for any planning permission or building regulations approval, particularly for listed buildings, flats, maisonettes and conservation areas.

8. Warranty and your legal rights

We give a 12-month workmanship warranty from practical completion, and pass on the manufacturers' guarantees for doors, glazing and materials. This is in addition to your legal rights under the Consumer Rights Act 2015, which require work to be carried out with reasonable care and skill. Nothing in these terms affects those rights.

The warranty doesn't cover normal wear and tear, accidental damage, misuse, ground movement, flooding or storm damage, or changes made by others after handover.

9. Designs and content

The designs, drawings, 3D models, photos and text on this site belong to Nest & Form Ltd. Please don't copy them for commercial use or pass our designs or quotes to another builder without our written permission.

10. Our responsibility to you

We aim to keep the site available and accurate but can't guarantee it will always be. We're not responsible for websites we link to. Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that can't legally be limited.

11. Complaints

If something isn't right, tell us first at [email protected] or on 07448 985421 and we'll do our best to put it right quickly.

12. Changes and governing law

We may update these terms from time to time; the date at the top shows the latest version. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
